Q: Our condominium insurance premium increased this year by a significant amount. Rather than increase assessments by the same amount, we want to reduce the reserve assessment to minimize the impact on the premium increase. I read somewhere that the board has discretion over the budget but was also told that there is no discretion with reserves. How do we accomplish this? A man doing work at a condominium complex at the beaches died Wednesday morning when he fell 10 stories in an apparent accident, authorities and sources told News4Jax. Q: I was under the impression that under the Florida Condo Statute maintenance and repair of common elements including limited common elements were always the responsibility of the association, but my condo’s declaration says that the owner is responsible for the repair, maintenance and replacement of its limited common elements. My question is if the association can do that in its declaration, or is there something in the Florida Condo Statute that trumps the declaration? Not every past owner of a unit at the former Colony Beach & Tennis Resort has agreed to sell to Unicorp. A total of nine former owners opted instead to receive 30 days annually in a to-be-built unit in the future St. Regis Hotel and Condominiums. In fact, Calderon says he’s brought the sidewalk issue to the attention of the Greyhawk Landing HOA on a number of occasions, so far to no avail. In late October, he says he was told the Association was drafting a letter to put residents on notice. He got no reply when he asked to see a copy of that letter.
